CMCFC Hospital Renovation & Addition Project - Falls City, NE

IHP Industrial is acting as the Construction Manager at Risk for this project.

1) PROJECT INFORMATION

a) Projects: Hospital Renovation & Addition

c) Owner: Community Medical Center, Falls City, Nebraska

d) Architect: Altus Architectural Studios Inc., Omaha, Nebraska

e) Construction Manager: IHP Industrial Inc., St. Joseph, Missouri

2) PROJECT DESCRIPTION

a) The proposed Construction includes multiple levels of construction ranging from approximately 5,000 square feet of building expansion, 18,000 square feet of interior renovation and additional square footage of the building to receive interior finish improvements such as new flooring, ceiling work, and wall finishes.

b) The Scope of Work includes selective demolition, earthwork, sitework, landscaping, utility relocation, footings, foundations, concrete, masonry, structural steel, metal framing, rough carpentry, finish carpentry, casework, roofing, roof patching, interior and exterior sealants, fire stopping, doors, frames, hardware, glass/glazing, drywall work, building insulation, painting, ceilings, flooring, wall coverings, specialty items, hospital equipment, plumbing, mechanical piping, mechanical insulation, medical gases, mechanical equipment, temperature controls, balancing, fire protection work, electrical systems, electrical equipment, fire alarm, special systems, etc.

c) Specifically, this bid is for: FALLS CITY HOSPITAL RENOVATION & ADDITION

d) All in accordance with package descriptions and Scopes of Work with Exhibits A, B and C incorporated in the bid documents. The bidder/contractor shall be responsible for providing all material, labor, equipment, and related services required to complete the installation of their work.

e) Provided by the bidder/contractor:

i) All labor, materials, goods, equipment, and services to construct the Bid Package Scope of Work on the above project in compliance with the Contract Documents.

3) BID DATE

a) Bid Date, Time: Thursday, March 5th, 2026, 2:00 p.m.

b) Sealed Bids shall be addressed to Community Medical Center and shall be hand delivered to Community Medical Center; 3307 Bill Schock Boulevard Falls City, Nebraska 68355.

c) Sealed Bids will be received for the following Bid Package Scopes of Work:

i) Bid Package 6.10 – General Trades Package

ii) Bid Package 15.30 – Fire Suppression Package

iii) Bid Package 16.10 – Electrical Systems Package

d) Refer to Bid Package Scopes of Work incorporated in the bid documents or issued by Addenda for requirements of each package.

4) BONDS

a) Each Bid shall be accompanied by Bid Security in the form of a Bid Bond or cashiers check as described in the Bid Documents for a sum equal to not less than five percent (5%) of the highest total base bid combination, including all add alternates, such security being utilized as outlined in Article 4.2 of the Instructions to Bidders, AIA A701-2018 as supplemented.

b) Performance Bonds and Payment Bonds shall be required from the successful bidder and cost for same shall be incorporated in the bid.

5) PRE-BID CONFERENCE

a) A pre-bid conference will be held Thursday, February 19th, 2026, at 2:00 p.m., at Community Medical Center in the front entrance located at 3307 Bill Schock Boulevard Falls City, Nebraska 68355.

6) BID DOCUMENTS

a) Contractors may view and download documents electronically by going to Drexel Technologies Plan Site. https://planroom.drexeltech.com/

b) Each Contractor shall be responsible for obtaining and payment for printed copies of documents at their own expense. No printed copies of documents will be made available.

c) Plans and bidding documents will be issued the morning of Monday, February 16th, 2026. If the documents become available sooner, we will notify bidders.

7) PLAN SERVICES

a) Plans will be on file at the following plan services for Bid Package Contractors, Subcontractors, and Supplier review and use:

i) Drexel Technologies Plan Site. https://projectbids.drexeltech.com/

8) BID OPENING AND METHOD OF AWARD

a) The bid opening will be private.

b) This is a Union job. All work on site performed by Bid Package Contractors and their Subcontractors shall be performed by Union workers or preapproved non-union contractors or subcontractors per Exhibit ‘A’.

c) The Owner reserves the right to reject any and all bids and to waive informalities in the bids.

d) No bid may be withdrawn for a period of sixty calendar days.
